Why are we selling the house?
We lived in Miami for many years and have developed a client base there
in our business as a result. We decided in 2004 that we were tired of the hustle
and bustle of Miami and wanted a home for our boat. This particular house
met our needs, the marina was walking distance, the marina could accommodate
our boat and although the house needed updating we welcomed the challenge.
The fact is we need to be further south to meet the needs of our clients. That's
the only reason for selling the house, we love it here.
We are educated sellers, we have a real estate attorney on board, and this is not the
first house I have ever sold. I was fortunate to grow up in a home building family.
We have the necessary addendums for contracts as well as being versed in every
cottage that has sold here in the past three years and condition of same.
We are aware of the costs for updating and renovation. We used our resources in our business to facilitate making this house what it is today.
Have we had offers? Yes, but we are not inclined to lease/purchase or hold a mortgage as we need the money for our next home.
We have performed mold testing which came back negative and had an engineer
survey the house for hurricane readiness. As a result, we got a significant reduction
in our wind storm insurance.
Why don't we have a real estate broker? Answer control, I have been in sales for
over 30 years, I have sold homes before and want the ability to diversify in reaching
out to prospective buyers.
