There were 40 homes sold here in Admirals Cove in all 2006.

there were 61 homes sold in 2007 and several under contract

as of January 2008. More homes sold here than any other

community. May 2008, in spite of a less than stellar

market in other area, Admirals Cove has yet had another..... banner year.

Previous sales, cottages only. (note harbor homes are not single family

homes but condos ). There are only 16 cottages. (2194 sq. ft ) If

a unit is listed as 2850 or 2160 sq ft. even if its listed as being on Captains way,

its a condo and not a single family home. A friend noted who owns one of

the condos, "your house is great, you can get up at 6:30 AM and run the vacuum

cleaner," I never would have thought of that.... great observation !!

$670,000 or $305.00 sq ft. (5/2006)

$274.00 sq ft. Note this unit has no backyard and is hard enclosed with

cement block wall. (2006)

$535,000 or $244.00 sq. ft. (house in serious need of repair and complete

4302 Captains Way 415,000 8/21/08 plus 150,000 golf membership,

house is directly on street, has no front yard, and was in original 1992 condition.

and is newly renovated with huge backyard. This is a true walk in, ready to occupy

and enjoy home. Note: to bring other house (4101) to this house level is approximately

$120,000. we looked and took contractor 6 months ago.

Note: when calculating square foot it is important to know which membership

was attached to the unit sold in order to accurately compare previous sales.

Also note on tax record home is listed as 1886 sq ft but most have

added at least 140 sq ft that was previously a patio. 2194 sq. feet includes garage.
